In Brookfield India REIT IPO

Wondered how Units calculated in Brookfield RIET?

Total number of units company told
 30.2cr units.

No of units forms the basis for deciding NAV and also Market cap...

So if i don't know how 30.2 units came...how can i move forward...

Have any1 wondered how it came?????

So here is the Answer



How 30.28 units came?

New issue of *13.81* units @275
= 3798

Now for Reits its the value of Investment property and PPE which forms the basis of units issud logically.

So as on 30 September 2020

Investment Property value in books 
=  4493

PPE = 12cr

So total value of Investment property and PPE in books
= 4504cr

4504/275
= *16.4 units*

......


So my total units

=16.4+13.8
= *30.2*
Units!!!
