Also before that what's the difference between Earning Assets of Bank and Total Assets? Lets see what RBI has to say: Earning Assets includes loans and advances, investments of all types, interest earning deposits with banks/ others and market lending to banks. Cool so basically those assets from which Banks are directly generating earnings...thats why...Earning Assets Right? So what will be th difference between Total Assets and Earning Assets.. Fixed Assets of bank mostly? Right.. So how much is Fixed Assets of Banks as % of total assets... lets see of HDFC Bank...it is less than 1%..  IMPROVING MARGINS? One common phenomenon you must be seeing is margins of most of the companies are improving... Every organisation during covid understood one thing......every penny used should have optimum utilisation.. As a result for most of them now long term cost have reduced due to cost effective/efficient measures which now will be new normal. its just like when you have surplus you don't give much thinking on irrelevant expenses or extra expenses...but when you face defecit you start thinking on the lines.. But here is the catch...See inside the Financial which cost has come down... Is it just because of low operation or a genuine cost cutting which seems sustainable henceforth!
  In Brookfield India REIT IPO Wondered how Units calculated in Brookfield RIET? Total number of units company told  30.2cr units. No of units forms the basis for deciding NAV and also Market cap... So if i don't know how 30.2 units came...how can i move forward... Have any1 wondered how it came????? If not try to Find answer...first yourself! So here is the Answer How 30.28 units came? New issue of *13.81* units @275 = 3798 Now for Reits its the value of Investment property and PPE which forms the basis of units issud logically. So as on 30 September 2020 Investment Property value in books  =  4493 PPE = 12cr So total value of Investment property and PPE in books = 4504cr 4504/275 = *16.4 units* ...... So my total units =16.4+13.8 = *30.2* Units!!!
  Have you ever wondered how NAV of REIT's Company is calculated? Is it directly the total Equity? In previous post have covered how units are calculated when the bring IPO.. So is NAV directly Total Equity/No. of units? What will you find a Big chunk in REIT balance sheet? Investment property Right? Can the book value of property be different than Fair Value of property? Yes Right? So For calculating NAV should i take fair value of property? Logically i must Right? But who will give me Fair value? A valuation report from a certified valuer! and guess what company gives it in its fillings!
